Edgewater Escapes - Parking, Community, & HOA Rules

Cleanliness:

  • No storage of any items including, but not limited to, furniture, plants, bicycles, skis, baby carriages, etc., in any Common Area, grounds or parking lots including, but not limited to sidewalks.

  • Nothing shall be thrown or emptied out of any window or door.

  • Nothing shall be hung outside any window, balcony, deck or patio so as to be visible from an exterior view including, but not limited to, towels, swimsuits, rugs, etc.

  • Nothing shall be stored on any back deck or patio, except for the following: outdoor furniture designed for such use, i.e. chairs, tables, plants, grills, bicycles

  • No trash or refuse shall be stored or kept on any Common Area or outside any Unit.

  • Please use appropriate dumpsters.

  • Clean up after yourself on the beach and property landscape.

Rules of Conduct (Pool & Community):

  • Quiet hours are observed from 10:00 p.m. until 8:00 a.m. Please be courteous of others and observe their right to be undisturbed during these hours.

  • No minor shall be permitted to loiter unattended within any Common Area without direct adult supervision.

  • Do not prop the pool gate open. This is a substantial risk and liability issue as there are many kids playing nearby who could wander in without permission.

  • The pool, hot tub, pickleball courts, etc. will be open from 8:00 a.m. until 10:00 p.m. on weekdays and weekends. The pool and pickleball courts are open on a seasonal basis, subject in all respects to inclement weather, from approximately Memorial Day until Labor Day.

  • All Owners, tenants, guests, and invitees must have in their possession (or immediate access to the individual who has possession of a key fob for the Property) a key fob for the Community’s amenities while utilizing the pool, firepits, hot tub, pickleball court, etc.

  • No Owners, tenants, guests, and/or invitee shall grant or permit access to the lake to any person that is not authorized to be in the Community.

  • Pursuant to Utah law, (1) children under the age of 14 may not use the hot tub unless they are accompanied and supervised by at least one responsible adult over the age of 18 and (2) children under the age of 5 are prohibited from using the hot tub.

  • Children under the age of 14 using the swimming pool must be accompanied and supervised by at least one responsible adult over the age of 18 years. Children in diapers must wear “little swimmers diapers” or other brand of pool diaper. There are no lifeguards on duty at the Community pool.

  • No glass or food is allowed in the pool, hot tub, sauna, or surrounding areas.

  • Smoking, vaping, e-cigarettes and alcohol are prohibited in the pool, hot tub and sauna and throughout all Common Areas.

  • No skateboarding, roller skating/blading, etc. shall be allowed on the Community.

  • Bicycles, tricycles and scooters shall not be allowed in any Common Areas, including the pool or pool area or on any lawns, walkways or sidewalks (other than those sidewalks that border the parking lots).

  • Renters and guests of Owners are not allowed to have any pets (domesticated or otherwise) within the Community at any time.

  • All Owners, tenants, guests, or invitees shall comply with any and all posted signs, Rules and Regulations.

  • The Pickle ball court is for Owners and their family members, renters and guests only and may not be reserved. If others are waiting to use the court, please limit your time to one (1) hour intervals. Please do not hang on the pickleball net.

  • Because of fire hazards, fireworks are not allowed on or around the Community at any time.

PARKING AREA REGULATIONS.

  • Vehicles, Trailers & Boats are to be parked in designated, paved parking areas only. See image below.

TV Main Floor Instructions

All video apps and volume is controlled by the Apple TV remote. You shouldn't need any other remote and, unless someone has modified the setting, it should work without any changes. If it is not working, follow the steps below:

If TV is not producing sound in the ceiling speakers:

  • To wake up the surround sound system's volume press the volume button up on the apple TV remote until you hear sound.

  • If no sound is heard then make sure the Denon Receiver in the white cabinets to the right of the TV is set to "TV Audio" to play sound on the surround sound theater speakers in the ceiling.

  • If it's displaying something different, turn the left dial until "TV Audio" is displayed on the LCD screen of the Denon Receiver.

  • You can play music on the speakers by choosing the iTunes app on apple TV.

  • If someone plays music through the HEOS app on the same speakers as the TV it will change the receiver away from "TV Audio" and will need to be changed back to have the sound play from the Apple TV in the kitchen.

  • If the Apple TV remote doesn't wake Apple TV after pressing multiple buttons, and the Denon Receiver is on the "TV audio" setting , unplug and plug back in the Apple TV to reboot it (this is rare, but it sometimes happens).

Music - Indoor & Outdoor Speakers

Playing music on the speakers around the house from your phone:

  • Download the HEOS app from the Google play store or App Store.

  • Make sure you’re connected to the house’s wifi network.

  • In the HEOS app, the rooms will show up in the app to play music from your chosen music service or your device. Amazon music and Spotify music should be connected already but you can connect any other service you choose.

  • Each room can play its own music, and outside on the patios.

  • Click on the room and then press the music or now playing button on the bottom, or use the search bar.

  • Choose your music. Amazon music is a paid source so it should have all the music you desire.

NOTE: Playing music in a room where there is a TV will change the output of the receiver so in order to watch TV with the sound system, you will need to walk through the TV Main Floor Instructions above to get it back on the right output.
